Every house is entitled to 2 permanent street parking passes and 1 guest pass. Please note if your house is a multifamily house this applies to each unit separately as well.

New Brunswick aggressively tickets for property maintenance violations. Please make sure all the property around your house is free of litter at all times and you take your garbage to and from the curb within appropriate times of trash days which are Monday and Thursday.
If your house receives trash tickets, they are usually court appearance required by the property owner. We will be sending an attorney to court to represent the landlord when this occurs. All of these costs will be deducted from the security deposit. Most of the time we will not know the cost of each ticket until after court appearance.
Rent is due on the first of the month. All rent payments for each house must be made in one payment for the entire house through your online tenant portal. individual rent payments will not be accepted and returned. If rent is paid after the 5th of the month a late fee of 5% of the monthly rent will be assessed. If rent is paid after the 10th of the month a 10% late fee will be assessed. If rent is not paid by the 16th of the month eviction will be filed.
No need to worry about cutting the lawn or trimming the hedges, we will take care of all of that for you!
Snow removal is the tenant's responsibility. The sidewalk in front of the house must be shoveled within 24 hours of end of snow fall or the city will issue a ticket.
Interested in signing a lease? We don't require any background or credit check, nor do we require parental guarantors. All we will need is a picture of your student ID and the email addresses for everyone you will be living with. The lease will then be sent out to everyone via electronic signatures to execute. Please send us this information through our lease application link above. When signing you do not need to have everyone you plan to live with, all we require is 3 people to sign and then you can add or remove people from the lease all the way up to move in day. Please also read Security Deposits FAQ below in regard to this.
Lease gets sent to one person at a time, once they sign it gets emailed to the next person in the signing order.
We do not rent bedrooms; all leases will be for an entire house.
All leases are joint and several liability.

Security deposits will always be 1.5x of your monthly rent. At lease signing we require $1,000 payment to secure your lease. This payment is applied towards your security deposit. You will then have 30 days to pay the balance of your security deposit. Please note this $1,000 is nonrefundable if you decide to walk away from your lease or do not pay balance at end of the 30 days.
e.g. if your deposit is $5,000 you will owe $4,000 in 30 days of signing.
This $1,000 payment is from your group as a whole, not per person.

This payment link is only for the initial $1,000 deposit. Once completed you will receive access to your tenant portal and all future payments should be made through there.
Security Deposit Reimbursement
-A live look of your security deposit balance is always available in your tenant portals. Approximately 25 days after your lease expiration date accounting for such will be final. At that time we will inform you and ask for the best mailing address for the tenant representative to have the check mailed to. Please note we use a third party mailing service and it will take approximately 7-10 business days to receive it in the mail. It will then be the responsibility of the tenant representative to return the balance owed to the other tenants in the house. If this is a lease renewal please see lease renewals.
Move outs - everyone in the house must be fully moved out and house cleaned by midnight on May 29th.
Move ins - The house will be ready for you to move in on the morning of June 1. The house will be professionally cleaned, and front door lock code changed/updated. As soon as rent is paid in full you will receive the new combo for the front door of your house.
-Within 7 days of move in please provide us a list of items that may need to still be repaired we may have overlooked by creating maintenance requests through your tenant platform.
Every house prior to move in need to set up their utility accounts.

We do not know the costs of each houses utility bills as it varies depending on individual usage.
Tenants are responsible for all water and sewer bills, but they will remain in the landlord's name. The bills come out quarterly and the tenants will be notified when they do. We will pay these bills and at the end of the year deduct this amount from the security deposits.
We do! We are on-call 24 hours a day, so your tenants will never have to wait to hear back and get any issues rectified. Please login to your house account and submit through the portal.
Every house will be required to elect one person to be the tenant representative for the house. The tenant rep will be the contact person between us, the property managers and their housemates. This person will have the one online tenant portal account for the house, we recommend sharing the login info with everyone in the house.
With our tenant pro program, we give our tenants a chance to help with property management and earn some extra side hustle cash. Once signed up you will be able to pick up tasks at your convenience. Tasks will include basic property maintenance repairs, landscaping, during rental season showing houses, etc. We pay our tenant pro"s $30 an hour. We do not allow anyone to store anything after their lease expires.
Prior to move in we will allow minimal storage for incoming tenants at the tenant's risk. If you choose to do so, please label everything very clearly with post-its.
We do allow sublets; however, it is the tenants responsibility to find and sign their own agreements with their sublets. We do not require notice for this, nor will we sign any paperwork with them, this is strictly between the tenant and their sublet.
We have a strict no pet policy. If it is mandatory for you to have a therapy animal, we will require the animal's license/registration as a therapy animal and a written letter from an MD stating the need for it.
We do not provide any blinds/curtains/window treatments in our houses. Any that are there upon move in have been left from prior tenants. You have the option to replace on your own at your cost or we will remove and dispose of at no additional cost.
Yes, you are able to paint or decorate your room and house however you like. You must return everything to original color of flat white upon move out or we will charge for the painting to do so.
Key or pad locks on bedroom doors is prohibited by the city. We will only supply doorknobs with no key lock. If your bedroom door has a different type of lock or combo lock it was installed by a prior tenant and we left it there for now, if you would like it removed for a basic knob please let us know and we will do so but it must be returned that way.
All lease renewals will sign the below letter. Please use this as reference to questions regarding security deposits for tenants on a renewal lease.
Please accept this letter as confirmation that the renewal of your lease has been accepted. Concerning the security deposit, no additional security deposit is needed at this time. A full accounting of the security deposit will be provided by June 30. At this time, when deductions to the security are made, those deductions must be replenished WITHIN 30 DAYS OF RECEIPT OF THE SECURITY ACCOUNTING. Further, if someone currently on the lease will be replaced by another individual OR said person does not return and is not replaced, it is your responsibility to conduct your own internal accounting and reimburse the individual accordingly for any security monies paid.
If there should be a failure to replenish the security, the money owed will be due and owed as additional rents towards the lease agreement.
